Is there a minimum stay at Caney Trails RV Resort?
Yes. Caney Trails is a long-term community with a 3-month minimum stay. We do not offer nightly, weekend, or short-term sites — this keeps the resort quiet, settled, and neighborly for our long-term residents.
What's included in the monthly rate?
Your monthly rate includes water, sewer, high-speed internet, gated entry, and access to all 40 acres and the Lake Palestine shoreline. Electric (30/50-amp) is metered and billed separately based on your usage, and the on-site washateria is pay-per-load.
How is electricity billed?
Every pad has its own 30/50-amp electric hookup on a separate meter. You are billed each month for your actual usage, so you stay in full control of that cost. Water, sewer, and internet are bundled into your monthly rate.
What size RV can your pads accommodate?
Our 14 pads are oversized, full-concrete slabs built for large rigs — including big fifth-wheels and Class A motorcoaches. There is room to extend all of your slides and still have an outdoor living space.
Is Caney Trails really an adults-only community?
Caney Trails is a mature-adult community designed for residents who value peace, privacy, and quiet. It is built for long-term adult living rather than family vacations or overnight camping.
Can I live here full-time or year-round?
Absolutely. Caney Trails is a great home base for permanent and full-time RVers, snowbirds, and anyone relocating to the Lake Palestine area. Many residents make it their year-round home.
Do you offer housing for work crews or companies?
Yes. We provide corporate and workforce housing for construction, pipeline, and industrial crews working in East Texas, with multiple pads available together and simple company billing. Call us with your headcount, dates, and project length for a quote.
How far is Caney Trails from Tyler and other towns?
We are in Frankston on Lake Palestine — roughly 25 minutes from Athens and Palestine, about 35 minutes from Jacksonville, and around 45 minutes south of Tyler. Dallas is about an hour and 45 minutes away.
Are pets allowed?
Caney Trails sits on 40 acres of trails and trees that are wonderful for a four-legged companion. Please call us to confirm our current pet guidelines before you reserve.
