We set out to build a true residential community on the lake — gated, peaceful, and well-kept — for mature adults who want their home on wheels to have a great address.
Built for the long term
Too many RV parks are built for the night — a place to plug in, sleep, and move on. Caney Trails is the opposite. On 40 gated acres along Lake Palestine in Frankston, we created a community where people put down roots: where the same faces gather at the dock each morning and neighbors know one another by name.
With just 14 oversized pads spread across the property, we kept it intentionally small. That low density is the whole point — room to breathe, quiet you can count on, and a genuine sense of community you simply can’t get in a crowded lot. It’s a great park for permanent RVers, snowbirds escaping the cold, and anyone who wants lake life without the upkeep of a traditional home.
