We envisioned a true residential community — gated, peaceful, and well-maintained — where like-minded residents can settle in, breathe easy, and enjoy the natural beauty of East Texas for the long term.

Located at 6301 FM 3506, Frankston, TX 75763, Caney Trails sits on 40 acres of stunning East Texas landscape with proximity to Lake Palestine — one of the most scenic and beloved lakes in the region. Residents enjoy bank fishing, wildlife watching, and the kind of quiet that is increasingly rare to find.
Who We Are For
Caney Trails is an exclusive long-term resort for mature adults. We are not a short-term campground or a transient stop. Our residents commit to a minimum 3-month stay, which naturally creates a stable, respectful community with no revolving door of strangers — just good neighbors.
We also welcome corporate and workforce clients, including construction companies and large contractors with teams working on extended East Texas projects. Our resort provides a reliable, comfortable base of operations with full amenities and company discount rates available.

Our Commitment to Quality
Every pad at Caney Trails is equipped with full hookups: 30/50 amp electric (metered separately), water, sewer, and high-speed internet (included in monthly rate). An on-site washateria provides paid self-service laundry — washers and dryers available so residents never need to leave the park. Our 14 oversized pads are designed to accommodate full-size RVs with room to truly live — not just park. The resort is gated for security and privacy, and we maintain high standards for the appearance and upkeep of the entire property.
